Behavior: Being disorderly, confrontational, excessively loud or using inappropriate language is not acceptable. Serious misconduct issues could result in a guest being forced to immediately leave the property.
Campfires: Guest may have campfires and are required to follow all restrictions as detailed by Yavapai County. Also, all fires must be appropriately contained, and the area cleaned after the fire is extinguished.
Dark Sky: Cottonwood Springs is a dark sky community; therefore, all outdoor lighting shall be turned off by 10:00 p.m. except for illumination for walkways, roadways, parking lots and outdoor security as detailed by Yavapai County.
Fireworks and Firearms: Regulations prohibit the use of all firearms (including air soft, BB guns, etc.) and fireworks within the confines of Cottonwood Springs RV Resort. Federal, state & local statutes govern the legality of discharging firearms or any deadly weapons near a recreation area.
Guests: Must be registered at the front desk.
Laundry: Guests must pay for the use of the laundry and will be given a door code. The laundry is open from 8am-8pm.
Mail: All mail must have the guests’ site number on it. You can pick up your mail and packages at the mail house.
Parking: Park RV/trailer adjacent to the hookup connection pole; do not pull electrical or water lines across the site. No aux trailers or boats allowed to be parked at a rv site.
Pets: Pets must be registered at the front desk and kept on a leash no longer than 6 ft. You may be evicted if you do not or are unable to restrain your pet or if there are issues with your pet. You must also clean up after your pets; doggie bags are located throughout the park.

Quiet Hours/Audio Devices: Quiet hours are to be observed from 10 p.m. to 7 am. Please turn off all outside music, TVs, noisemakers and refrain from any loud activity or noise during these times. Also, during the daytime hours, please ensure radios, televisions, etc. are not affecting other visitors to the park.
Reservation and Cancellation Policy: All monthly reservations require first/last month’s rent up front. We do not accept cancellations at any time. We do not issue refunds for any reason. We prefer payment by check. Guests who wish to extend their reservation must do so at least 90 days in advance; we reserve the right to “rent” the site for any sites reserved UNDER 90 days out.
Sanitation: Please keep your site clean of all litter, waste, pet bowls etc. DISPOSABLE wipes and tampons are not to be put down in the sewer!
Site Rentals: No subletting – only approved adults (guests) on the lease are allowed to stay at the site. A fee will be charged for a 3rd set of wheels (if the site can accommodate). RV’S must be fully self-contained, well maintained and in overall good condition to rent for a month or longer. No tents in any RV site. Storage boxes, garbage cans and other non-camping equipment should be stored inside. Your site must be well groomed and tidy.
Site Rules:
Please respect guest’s privacy by not walking through occupied sites.
• All waste disposal hookups must be sealed with all hoses and connections free of leaks.
• TRASH – Help maintain a clean and tidy park, by not littering. Please dispose of trash in the proper manner.
• Place trash in plastic bags and dispose of garbage in the furnished dumpsters.
• Please break down any boxes prior to placing them in the trash dumpsters.
• Dumpsters located here are for the use of registered campers only. Please do not bring outside garbage in.
• If your RV has an electrical problem creating a problem with the park electric and a certified electrician must be called, you will be responsible for the cost of the electrician’s service call and damages.
Smoking/Vaping: Guests area NOT to be subjected to secondhand smoke/vaping. The law prohibits smoking within 20 feet of an entrance, open window, or ventilation system. Smoking is only permitted within your personal RV Space and must not interfere with others’ enjoyment of clean air.
Storage: You are welcome to rent storage for your goods or extra vehicles at Sedona View or at Cottonwood Springs Storage; 928-649-1878.
Vehicles: MAXIMUM SPEED LIMIT IS 5 MPH. For the safety and convenience of other visitors, please do not block, restrict, or otherwise interfere with the use of roads or trails. No children under the age of 16 may operate any ATV, golf cart or dirt bike on the premises. You may not do any vehicle maintenance inside the park.
Water Usage: Please restrict the use of water to personal use only. No Kiddie/dog pools are allowed. No outside washing machines, clotheslines and please no vehicle washing.
